On this page I discuss mortgage services, home inspection, title insurance and moving companies. Several organizations are listed in each area, with testimonials from my satisfied customers. If you are considering new home construction or working with a builder, be sure to check out the Custom Building page. Before you choose a town to live in, I suggest you check out the local tax rates and related town information. Buyers coming from outside New Hampshire will also benefit by visiting the New Hampshire Info page to gain a broader perspective of life here in the Granite State. Of course, the home that's waiting for you may be on my Featured Listings page this month, so don't forget to look there. One of the first things to determine before you look at specific homes is the maximum dollar amount a lender will approve for your purchase. Even if you've already spoken to your banker or received a "prequalification" from a mortgage company, we recommend that you speak to a few different lenders. There is a twofold reason for this:
I deal with many reputable mortgage services. However, I feel the following individuals have provided my clients with outstanding "Above the Crowd" service and deserve your consideration:
You've picked an area you'd like to live in, gotten your mortgage pre-approval and looked at houses that meet your needs. We're preparing an offer for the house you'd like to call home, so what's next? Whether the house was built in 1909 or 1999, we recommend a professional home inspection. Even if your brother-in-law is a carpenter or plumber, even if your lender does not require an inspection, even if you are paying cash for your new home, I still recommend that you consult a professional inspector. A qualified, experienced home inspector works for you in providing knowledge about the condition of the house and its systems that may not otherwise be apparent to you, your brother-in-law, your lender or even the seller of the property. When you are making one of the biggest financial commitments of your life in purchasing your home, the expense of a professional home inspection is a small price to pay for the knowledge about your investment. There are many home inspectors, but my own and my clients' experiences with the following individuals have been extremely satisfying. Their thorough, honest reports and friendly service place them "Above the Crowd":
Once all the conditions and terms of your offer to purchase a property (including home inspection, if required) have been met, it is time to start thinking about title insurance. The lender orders the home appraisal to make sure that the property is worth the dollar value you have agreed to pay in the purchase and sales agreement. In addition, the lender protects his financial investment by requiring that you purchase lender's title insurance. Title insurance protects against loss caused by defects in the title of real estate. The lender requires the title insurance for the amount of the mortgage in order to avoid financial loss should a defect (such as an undisclosed heir to a previous owner) surface after a complete title search and transfer of property. But the lender's title insurance does not cover the owner's investment (your down payment and subsequent mortgage payments, a.k.a. equity). We strongly suggest purchasing owner's title insurance, usually offered at a reduced premium rate if purchased at closing, to protect your equity in the property and insure future marketability. Many of my customers have been pleased with the efficient, friendly service provided before and at the closing of their property by the following companies:
Moving can be an exciting adventure. It can also be a stressful, bumpy journey without the help of experienced, caring professionals. Some of my clients have flown "Above the Crowd" smoothly with the following movers:
